(This application is accompanied by an Environmental Statement) Further explanation (not forming part of the formal description of development set out above): The proposed phased, mixed-use redevelopment comprises the following demolition of all existing structures and buildings, site preparation and enabling works, replacement store and additional retail unit, and 504 residential units in total (Use Class C3) (35% being affordable units), in the following in two phases: [Phase 1] Construction of replacement new Tesco store at ground and first floors with sales floor area of 3,814sqm (Use Class E); relocation of entrance to corner of Station Road and Hindes Road with ancillary kiosk, new commercial unit fronting Hindes Road of 53.3sqm (Use Class E); 233 residential units (166 affordable housing units) (Class C3) above the new store in blocks ranging in height from 7 to 13 storeys. Basement level residential car-parking (67 spaces) and Ground floor commercial parking (159 spaces) and external parking to the west (83 spaces); Temporary deck car park (during delivery of Phase 1); External amenity including at landscaped podium level for residents and children’s play space (763sqm). [Phase 2] Demolition of existing Tesco store (following completion of new store); deconstruction of temporary deck parking; new residential units (271 private sale units) ranging in height from 4 to 13 storeys; Residential undercroft parking (47 spaces) and external parking (37 spaces); External amenity including at landscaped podium level for residents and children’s play space (1,079sqm). Across the development 890 cycle parking spaces, 242 commercial car-parking spaces 151 residential car-parking spaces, 1,842sm of children’s and a publically accessible central square and new pedestrian and cycle routes through the site are proposed.
